Site Selection 101

Although the idea of relocating or expanding can be overwhelming, Indianapolis Economic Development’s experienced team of professionals can make it much easier!

Step 1. Getting Started
Whether you are so space-constrained that your supply room is doubling for a conference room or your business is growing so fast that you need another building, at one point or another companies of all shapes and sizes must consider the site selection process.

The first thing you should do is identify your site selection team. This group may be a handful of managers from your office, or you may choose to hire an incentives consultant and real estate broker to lead your search. Site selection teams can be internal, external or a combination of both.

Step 2. Establishing Parameters
Once you have identified your site selection team, you will then need to identify your space and location needs. Some of the following questions can be helpful in crafting your search specifications:

  • What type of square footage will you need?
  • Do you want to own or lease your facility?
  • Where are your customers and suppliers located?
  • Do you have special utility or infrastructure needs?
  • What state or local incentives may be available to benefit your project?
  • Can the local workforce accommodate your employment needs?

Step 3. Identifying Opportunities
Once you have identified your space and location needs, finding possible site opportunities is just a matter of research. Again, IED’s team of experienced professionals can assist you in this investigation. Our database of existing buildings and greenfield sites is comprehensive and accurate. If you like, we can prepare a list of sites for you to consider and even arrange for site visits!

The physical location is just one piece of the puzzle – there are a variety of resources and incentive programs available to make your project more competitive. It is important to remember timing in this process – most incentive programs must be pursued early, before significant investment has been made by your firm.

Step 4. Announcing Your Decision
Once a final site decision has been made, IED can assist you in making your firm’s exciting growth known to the public!
